Glad to see your blog back in action!  Bummer about your ankle and your ceiling. I think of the 70s as an era of a lot of questionable choices...the ceiling framing choices made at your house certainly fall in that category.  Scary.

Lumber prices are so elevated!  After designing and putting a project out to bid this spring (a new 2-story commercial building), the owner decided they need to add a third floor because the adjacent building that they had made an offer on was sold to someone else. The design team coordinated with the contractor (fortunately the only bidder) and by re-designing the building with a steel frame, we are adding the third floor and the overall cost is almost the same price as building the original two-story design with wood framing.
